The old adage "strength in numbers" still rings true, and in the world of property it's a very useful tool.

Developers are running a business and that business relies on turnover to forge ahead. Most developers, if offered a block of purchases will give a discount. When a group of purchasers get a discount, they have already increased the profit to be made from their purchase, whether it be from resale or from equity.
It stands to reason that if you are planning to make an overseas property purchase, you consider talking to any friends of colleagues who may be planning the same.

The level of discount will usually depend on the amount of properties purchased but in some cases, a developer may just want to finish sales on one development in order to concentrate on another.

Joint Ventures

If you have the capital, why not let it work for you by being a partner with a developer rather than a purchaser.

By Joint Venture, we are talking about development companies who are actively seeking individuals or other companies to jointly invest in a development project. The reason for a developer to engage in this kind of partnership is again to do with turnover. Most developers are sitting on land banks and projects to keep them going for several years, if they can build and sell more properties in a shorter timeframe, even though they are sharing profits, they are effectively increasing revenue.

The level of Joint Venture investment could be anywhere between tens of thousands to Millions depending on the project.

This can be a very lucrative way to enter a development market in a given location. As a Joint venture Partner, your input could be purely financial or it could be more hands on in respect of design, build and advertising
