Property and Investment
- Location within location
- Angles of Investment
- Sea, Ski, Market & Culture
The growth in Turkish property is set to increase as the country modernizes in preparation for joining the European Union.
Turky is fast becoming the alternative choice to Spain as a holiday and investment location and speculators have only just started to tap into the vast potential of this vast country.
The usual choices such a Bodrum have seem spectacular growth and the wise investor will be keen to spot the next locations that will rise by this effect
The climate is excellent for year holiday rental, not to mention the fact that Istanbul is fast become a weekend city break.
What do the next five years hold for this country?
The next five years will see immense changes; new airports have already opened up bringing new holidaymakers and investors to areas such as Dalaman, Kusadasi and Antalya. More international companies will set up offices not just in Istanbul and Ankara, but other strategically located cities.
We see future potential for ski locations as well as the opening up of the as yet undiscovered coastal areas.
Infrastructure
The budget airlines have already arrived in Turkey with Easyjet having lead the way; this is a situation that is only going to improve over the coming years as the airlines see the potential revenue to be made from these new passengers.
Turkey is a member of NATO and is seen as a safe secular country. Once it becomes a member of the European Union, Turkey will have a significant role to play in European politic and agenda.
Large road and rail projects are already taking place. Once the infrastructure goes in, prices will rise in the surrounding areas at a fast pace.
International companies are opening offices and manufacturing plants. This will lead to more wealth and increased prices
Sea, Ski, Market & Culture
Sea
Prices on the Turkish coast have risen year on year, now is the time to buy if you are looking for a property with sea views as Turkey already has very strict planning laws in place and are keen to preserve the beauty of its coastline.
It will be the prime property in a good location, either front line or near the sea will be selling at a premium in years to come as developments are only allowed at a further distance from the beach
The main thought for the investor looking to resell a property is that in a popular area, you will be competing with newer developments. This is why not just location, but location within location is so important. To spend that little bit more to guarantee the right situation of the investment will bring dividends in the future.
Ski
Turkey is not known as a popular location for skiing. Again, could this change? Turkey certainly already has ski resorts such as Uludag and Saklikent. At some, you have the possibility to ski in the morning and drive down to the coast and swim in the Mediterranean in the afternoon.
Does Turkey have a future as a Ski Destination?
Would the season be long enough?
The answer to these questions is simple:
If a location is marketed and the conditions are right, it will happen. The ski season is 5 months which is the same as for Bulgaria and many other destinations.
Market
In a country like Turkey with its unique geographical placement, various locations will develop as centres of commerce. The obvious choices are the capital Ankara and the city of Istanbul. Istanbul in particular has seen, and will continue to see large rises in property prices. But these are not the only areas of commerce and the wise investor will be keen to spot the other locations. So what are the factors to look out for?
Is there a reason for a location to develop?
Is there a sufficient pool of employees?
Are there good communication and transport links?
Once the companies start to move in, new employees will follow, the first and obvious question is where are all the new workers, both local and foreign, going to live.
Culture
When we talk about culture, we are referring to what makes a country individual, we are covering historical towns and cities, areas that are steeped in tradition, both urban and rural. Turkey abounds with ancient ruins and monuments that are to the locals, just part of their surroundings, coliseums and temples, mosques and castles. The mountains and the coast are of breathtaking beauty.
When we talk of cultural heritage in Turkey, the first place that ticks all the boxes is old capital, Istanbul.
Tourists flock to this old city in droves. British, Americans, Italians, Japanese and countless other nationalities can be found exploring its streets. To the investor, the choices are between:
- New-build villas and apartments
- Traditional houses for renovation
- Land
