Property and Investment

  • Location within location
  • Angles of Investment
  • Sea, Market & Culture

What do the next five years hold for this country?

Morocco's 'Azure Plan and Vision 2010' was announced in 2001 by the country's new King Mohammed VI and intends to increase tourist numbers into the country from two million to 10 million by 2010 through developing major tourism property development projects. Included in Vision 2010 is the development of six major resorts on 600 to 1,000 hectares, with golf courses and amenities

As with all new and developing locations, the wise purchaser will look for angles of investment, to look not only at what is happening now, but to see how what is already there will affect future growth.

Infrastructure

Morocco is also becoming more accessible to foreign tourists. Ferries are available from Gibraltar and Algeciras in southern Spain and the flight time from the UK is three hours. The Open Skies agreement has also opened the country up to low cost airlines.

Similar to the Channel Tunnel, Swiss engineering firm Lombardi has recently won the contract to design the railway tunnel between Europe and Africa running under the Strait of Gibraltar which will allow a continuous rail link between the north of Scotland and Africa.

Sea, Market & Culture

Sea

Quite simply, Morocco has some stunning beaches and it will make sure that it does not go the way of Spain in respect of overbuild.

Development land directly on the coast will not be available for ever and the prime property in a good location, either front line or near the sea will be selling at a premium in years to come.

The main thought for the investor looking to resell a property is that in a popular area, you will be competing with newer developments. This is why not just location, but location within location is so important. To spend that little bit more to guarantee the right situation of the investment will bring dividends in the future.

Market

When money is pumped into a country in the way that is has been done by the 'Azure Plan and Vision 2010 and when the level of comitment is high from the government, you can be sure that with due diligence and thought there are good oportunities and investments to be made.

Culture

When we talk about culture, we are referring to what makes a country individual, we are covering historical towns and cities, areas that are steeped in tradition, both urban and rural.

  • If tourists are visiting an area in large enough numbers, this in turn will lead to an increase in investment in infrastructure, development and jobs.
  • If the local population are making more money and visitors are flocking to see the sights, you have two markets both local and international, which will increase your return.

Morocco is brimming over with culture and tradition, all factors to make the discerning tourist visit this exotic but easily reached destination.

Tourists flock to the old cities of Marrakech and Tangiers in droves. Europeans, Americans, Italians, Japanese and countless other nationalities can be found walking its streets. The surrounding areas abound with history.
