Infrastructure
As the budget airlines start to vie for airport space and Bulgarian tourism continues to develop, the market will expand,
- New international airport concessions are about to be given to facilities that have up until now been used for Military or cargo. This will create low cost direct flights to areas that have up until now involved lengthy travel. This in turn will open such areas to more people and so property values will rise.
- Large road and rail projects are planned. Once the infrastructure goes in, prices will rise in the surrounding areas at a fast pace.
- International companies are opening offices and manufacturing plants. This will lead to more wealth and increased prices
Sea, Ski, Market & Culture
Sea
Prices on the Black Sea coast have risen year on year and at one point it seemed that the coast was going to turn into another overdeveloped tourist area. Luckily the government has started to address this problem and for the investor looking for a medium return investment, now is the time to buy if you are looking for a property with sea views.
Development land directly on the coast will not be available for ever and the prime property in a good location, either front line or near the sea will be selling at a premium in years to come.
The main thought for the investor looking to resell a property is that in a popular area, you will be competing with newer developments. This is why not just location, but location within location is so important. To spend that little bit more to guarantee the right situation of the investment will bring dividends in the future.
Ski
Bulgaria has become a popular location for the skier on a budget. Again, in some areas, building has surpassed infrastructure.
When looking to purchase in these areas, as with the coast, it’s important to stand back from the crowd and see what the future holds for a location.
The Main ski locations are Bansko, Borovet and Pamporovo. These are not the only ski locations but they are the ones that are generating the most interest.
Bansko is a prime example; people have fallen over each other in the rush to purchase property near the ski lifts.
The wise investor would have looked at the situation and realized that with such a flurry of building and growth, the area would require new ski lifts. If new lifts are to be built, the area around those new lifts would be the perfect place to invest. New lifts and developments bring other facilities for example golf courses that in turn increases your rental return, you then have year round clients to hire your property.
Market
When money starts flooding into a country such as with European funding, various locations will develop as centres of commerce. The obvious choice is a capital such as Sofia which has seen and will continue to see large rises in property prices. But Sofia is not the only centre commerce and the wise investor will be keen to sport the other locations. Towns and cities such as Plovdiv, Veliko Turnovo and Ruse are already seeing large comercial growth. So what are the factors to look out for?

Once the companies start to move in, new employees will follow, the first and obvious question is where are all the new workers, both local and foreign, going to live.
Culture
When we talk about culture, we are referring to what makes a country individual, we are covering historical towns and cities, areas that are steeped in tradition, both urban and rural.
If tourists are visiting an area in large enough numbers, this in turn will lead to an increase in investment in infrastructure, development and jobs.
If the local population are making more money and visitors are flocking to see the sights, you have two markets both local and international, which will increase your return.

Tourists flock to this old city in droves. Americans, Italians, Japanese and countless other nationalities can be found walking its streets.
